LEED for Existing Buildings Outpacing New Construction

 The U.S. Green Building Council (USGBC) announced on December 7, 2011 that, for the first time in its history, the cumulative square footage of buildings certified under its LEED for Existing Buildings: Operations & Maintenance (LEED-EBOM) program is greater than LEED-certified new construction.

Fundamental

A critical component of the LEED process is to ensure that a building actually meets the energy efficiency goals for which it was designed.  Under the LEED rating system, Fundamental Commissioning is a prerequisite for certification.

Fundamental Commissioning must be completed on all projects that intend to earn any level of LEED certification.

The following commissioning process activities shall be completed by the commissioning team, in accordance with LEED NC v3 Reference Guide.

  • Requirement 1: We will designate one of our LEED AP Commissioning Agents to lead, review, and oversee the completion of the commissioning process activities.
  • Requirement 2: The Commissioning Authority (CxA) will review the Owner's Project Requirements (OPR) and the Basis of Design (BOD) for clarity and completeness. (design stage)
  • Requirement 3: We will develop and designate the commissioning requirements to the Project Design Team so that they may incorporate the commissioning requirements into the construction documents.  We will prepare and deliver the commissioning requirements in our standard format. (design and construction phases)
  • Requirement 4: We will develop and assist in the implementation of the approved commissioning plan.  The construction team is ultimately responsible for successfully completing the project requirements. (construction phase)
  • Requirement 5: We will verify the installation and performance of the systems that are selected to be commissioned.  This scope of services will be accomplished during the acceptance phase.    
  • Requirement 6: We will provide a complete summary of the Commissioning Report. (acceptance phase)

Systems to be commissioned

  • HVAC system and associated controls
  • Domestic Hot Water system
  • Lighting and daylighting control systems
  • Renewable Energy Systems, if any
